Managing Agent based in Cape Town requires an experienced Sectional Title Estate Manager to join their small and dynamic team. The ideal candidate will be a mature-minded individual with at least Five years’ experience as a Sectional Title Portfolio Manager, Building Manager or Estate Manager.
DUTIES include but are not limited to:
• Daily site inspections of the Estate
• Ensure that security protocols and procedures are implemented and adhered to
• Attend to all resident queries/ concerns
• Enforcing the rules of the Estate
• Ensuring that all Service Level Providers adhere to the terms of the agreements in place and ensuring the agreements are renewed timeously
• Ensuring that the common property of the Estate is well maintained and obtaining quotations for the maintenance thereof
• Insurance - arranging policies for all assets, including buildings and improvements on the common area and handling of insurance claims
• Assisting and advising the Board of Trustees on the enforcement of the Sectional Title Act, Constitution, Management and Conduct Rules, on all procedural matters
• Negotiating on behalf of the Board of Trustees with –professionals, firms or organizations for the drafting of specifications in respect of any work or function to be undertaken on behalf of the Community Scheme
• Verification and submission of all amounts payable
• Attend to any dispute resolution with the Ombud, or other applicable body, as a representative of the Community Scheme
• Assist with the preparations of budgets
• Review the management accounts and distribute to the relevant community scheme
• Arranging and attending to all meetings pertaining to a community scheme – Trustee Meeting, Annual General Meeting, Special General Meeting, Meetings with professionals, service providers, owners, council and any employees allocated to a community scheme
• Attending to agendas, notices, proxies, voting slips, nominations, drafting and typing of meeting minutes and resolutions
• Compilation and distribution of circulars, newsletters, notices etc.
• Assisting and advising the Board of Trustees on all procedural matters
• Adherence, compliance and ensure up to date with all Regulatory rules and regulations, all applicable legislation as well as the rules adopted by the community scheme.
Requirements:
Matric Certificate / Grade 12 Certificate.
Advanced Word and Excel Experience.
Own Transport.
Experience with minutes taking and flexibility to attend meetings.
High level of accuracy.
Familiar with the Sectional Title Act, Sectional Titles Schemes Management Act and the Community Schemes Ombud Services Act.
Basic knowledge of accounting will be a further advantage.
